Recognizing a need for comfortable executive style homes to accommodate a large workforce in the area, we acquired a property directly across the road from Inverhuron Provincial Park. After considerable consultation with the authorities we recognized an opportunity to provide some much needed long and short term rental housing in the area as well as a potential for commercial infrastructure to support this local population. The development is on a 10 acre partially forested property. The focus of the development will be on sustainability and providing a housing configuration which can be nestled into an existing treed area. Our intention is to surgically remove the trees required to construct the dwellings while keeping as much of the existing forest as possible. Replanting of new trees after the development is complete to supplement the existing forest will be an important component of the completed development. As you can see from the site plan, we are proposing that the west side of the property will be dwelling units on half acre lots while the east side of the property which overlooks the stream will have some 1 acre executive parcels which we intend to be top quality, high efficiency and generous in amenities. A parkland block is planned below the executive lots. The 2 acre block on the southeast end is intended for a future commercial/residential development to provide short and long-term accommodation and commercial services for the surrounding residential properties, park visitors and a considerable workforce residing in the area. We have completed the necessary studies to meet the development criteria set out by the province to minimize the environmental impact of the development. Together with our partners from the Saugeen Nation we have conducted due diligence on the property in order to preserve any archeological heritage. We have submitted the necessary applications and documents to the municipality and the county and have completed the requisite public consultation processes. Property bars have been installed and the M-Plan (or Registered plan) is in circulation and the development has been granted draft plan and zoning approvals at both the municipal and county levels. The maximum allowable number of "dwellings" on the development is 81 although it is important not to confuse dwellings or dwelling units with the number of buildings. The 10 westerly lots provide for 50 dwelling units in 20 buildings. The remainder of the dwelling units will be in the 2 single family lots to the northeast (1 primary and 1 secondary dwelling unit per lot) and the commercial/ residential block on the southeast. The development will be on full municipal services including gas. The Multi family semi detached dwellings are designed in a manner that we feel provides maximum flexibility as a single, multi family or multigenerational home, cottage property or rental facility. Each of the main buildings (Building 1) provides 2 single family residential dwellings attached by a common wall with a lockable connecting door between. Each dwelling unit has a separate front and rear entry with a private porch and a common exterior deck/patio is available to be shared between all dwellings on the lot. Each side of the main building is a 3 bedroom unit, 2 bedrooms up and 1 bedroom down with fire separations between the upper and lower floors so that each floor could be occupied under separate tenancies if the rental demand requires it. In the basement there is a common laundry facility adjacent to the mechanical room which are independent of the living areas. The second building will incorporate a 3 car garage (1 for each dwelling) with a 2 bedroom dwelling unit above (Building 2) complete with laundry and access to the common deck on the main building. Our development is located near the picturesque Inverhuron Provincial Park and we plan for it to be an excellent example of how residential development can be comfortable and functional while feeling like a home in the woods through sustainable, small footprint design. To demonstrate some of the sustainable methods we will be using, we have built a prototype building down the coast in Port Albert, Ontario. Personal or virtual tours may be arranged if desired. We intend to begin site servicing in the spring of 2024 or, as soon as the required permitting has been granted.
